In the section below we have tried to answer some of the most common questions that we are asked by clients considering purchasing a garden room.

Do I need Planning Permission?

In most cases Planning Permission will not be required as we build our garden rooms to comply with permitted development rules. However, there is a limit on how high you can make your building, the amount of space it can cover and on where you can place it in your garden. You may also face certain other restrictions if you live in places like a national park or an area of outstanding natural beauty. It is also worth noting that if you live in a flat or masionette then you will definitley need to submit a Planning Application.


Do your garden rooms come with a guarantee?

All Ascot Garden Retreats garden rooms come with a 10-year structural guarantee. The EPDM rubber has a 25-year manufacturers warranty.


Do I need to arrange for the base to be installed?

Full installation including your base is included in the cost of our garden rooms. We use pressure treated timbers on our base work above ground level and these timbers are all supported by a recycled composite post system that are secured within concrete below ground levels.


Will the garden room come with electrics installed?

Yes, we offer a bespoke service so we will specify the electrical package to suit your needs but to give you an idea, a typical package would include the following:

  • Connection to the house

  • Armoured cabling to supply the electrics to your garden room, exactly how much will be calculated on the site survey. This is surface run as standard but can be buried in the ground for an additional charge

  • 1 x RCD consumer unit

  • 3 x Double sockets

  • 6 x Downlights

  • 1 x Double light switch

  • 1 x External light

This is the standard package which is included with every Ascot Garden Retreats building but things like wired internet connection and TV points can be added for an additional charge, all of this will be discussed on the site survey.

Do I have to clear the site ahead of the installation?

Yes the site would need to be cleared before our arrival, however if needed we can clear the site prior to the installation for an additional charge.

How long will it take to complete my garden room installation?

Every building is different but to give a gude timescale, anything upto 25m2 will take between 7-14 days to install.

Will my garden room require any maintenance?

Your building will not require any maintenance but if you have opted for timber cladding you may wish to oil your timber cladding. This oiling is not necessary and is a personal preference, but it will help prevent oxidisation, which turns the timber a silvery grey. Other than this though there is no maintenance required. If you want to oil your building we recommend a UV protective oil.

Who will install my garden room?

All of our garden rooms are installed by our own in house installation team we will never use third-party contractors.
